FUTURE VINEYARD OPPORTUNITY
VITICULTURE REVIEW BY MIKE TESTA, Coastal Vineyard Care and Management
The Ag Commissioner's office has given this analysis of the pasture acreage: northern permanent pasture 4.47 acres;
-
Northern Permanent Pasture: 4.47± Acres
-
Southern Permanent Pasture: 3.93± Acres
-
Northerly/Eastern Slope Side Pasture: 4.75± Acres
-
Southerly/Eastern Slope Side Pasture Surrounding Home 3.65± Acres
The soils on the property are going to be deep, and that tends to favor white varieties.
-
Overall, the flat pastures are ideally suited for Sauvignon Blanc, which is a very popular variety in the Los Olivos AVA. Brander winery is nearby and produces excellent Sauvignon Blanc.
-
Other varietals that would do well on the South pasture would be Rhone whites such as Roussane, Viognier, Marssane, Picpoul, and Claret. Chardonnay could also be a good candidate, but it might be a little warm in the fall.
-
Grenache and Syrah would be good candidates for the north pasture, or even some Italian varietals.
-
The hillside pastures are quite steep and have variable aspects, which will make them very challenging to farm with a tractor. They could be hand farmed and head trained to varieties such as MourvËdre, Grenache, and even Zinfandel. The climate on this property is terrific for wine grapes and offers a wide option for varietal selection.
-
Frost protection will be needed, which requires 55 GPM per acre with sprinklers. The 4" AG Meter line should be able to supply sufficient water for vineyard frost protection, but this should be confirmed by an irrigation engineer.
