Hedgerow
Loosely defined as the area on either side of San Ysidro Road, running from the 101 Freeway up to East Valley Road in between Hot Springs Road and Sheffield Drive.
Hedgerow is in a central location, moments from Coast Village Road, The Rosewood Miramar Resort, The Four Seasons Biltmore Resort, world class beaches, fine dining and shopping.
The homes are often very private, set behind well manicured and mature hedges and trees. Most of the homes were built in the early 1900’s – giving the area a historic and classic feel. The architecture of Hedgerow varies from French Normandy to Old Spanish, California Cottage to Ranch-style, and the prices are usually between $2 million and $7 million.

Sea Meadow
Sea Meadow is Montecito’s only gated and guarded beachfront community with lush gardens and picturesque trees. The elegant neighborhood was conceived and developed by Berkshire Hathaway legend Charlie Munger.
The neighborhood features 30 homes and 1 lot with charming French Normandy architecture. The community as many wonderful features including a private pool, club house, tennis court and private beach access.
Sea Meadow is a stone’s throw from the Rosewood Miramar Resort, The Four Seasons Biltmore Resort, Coast Village Road and several world-class beaches.
The prices are usually between $3 million and $5.5 million.

Ennisbrook
This gated community was first built in 1985 and features three to eight bedroom homes that are on an average of one to two acres of land.
The Ennisbrook neighborhood is under a homeowners association with monthly dues required. The dues include two community heated pools, clubhouse, four tennis courts and barbecue area. There is even wine storage and kitchen facilities available to its residents. It is also ideally located in the Montecito Union Elementary School district which offers top rated schools.
The home prices are usually range between $2 million and $8 million, though some can sell for much higher like 296 Las Entradas Drive.

Birnam Wood
The only gated Montecito community located on a pristine 80-acre golf course with 140 homes.
A variety of homes enjoy this guarded, private community which offers a golf club, premier dining, tennis, fitness and social programs.
Robert McLean, former owner of the Santa Barbara News-Press, transformed the landscape of Las Fuentes Rancho into what is now Birnam Wood.
Many of the homes were built in the 1960’s and 1970’s and have since been remodeled or updated. The home prices usually range between $2.5 million and $11 million.
