There are currently only 41 active listings in Montecito, I am sure an all-time low! Last week saw 2 New Listings, both single level, Mediterranean and under $3M in the community of Coronado Circle, a Planned Community of 34 homes at the base of Eucalyptus Hill, perfectly-positioned between Montecito and Santa Barbara.
Montecito saw 4 Pended Sales, most notably was 560 Toro Canyon Park Road, a breathtaking 10,000 sqft+ estate with sprawling ocean and mountain views which spent 124 days on the market and saw a $1.6M price reduction before going into escrow. All others pended are under $6M, one being the ¾ acre vacant lot at 319 Hot Springs Road, for $1,995,000 after 97 days on market.
Of the 3 Closed Sales in Montecito last week, 990 Hot Springs Road was the one sparking buzz, closing off-market for $14,750,000.
