Montecito Real Estate Market Snapshot

Something happened last week and there was a noticeable shift in activity. Buyers were out in force and showings picked up by 200% with market activity across the board seeing a boost!


Last week in Montecito saw 3 NEW LISTINGS, 6 PENDED SALES and 3 CLOSED SALES (one of which was a Pocket Land Sale at 830 Rockbridge that actually sold a few weeks ago, but just recorded for $4,000,000.)


Most notably were the 6 Pended Sales:


Three NEW listings came to market this week:

  • 1231 E Valley Road asking $2.9M, is among the least expensive single-family homes actively listed in Montecito at 4 bedrooms and 4.5 bathrooms on a small ¼ acre in the Cold Springs School District

  • 900 Toro Canyon sits on 4+ acres with ocean views and a magnificent newly completed Guest House,

  • 920 Camino Viejo is a dramatic contemporary and has been re-listed (for the 3rd time) after it was last on the market in October at $5,695,000.

Inventory grew last week (!) even though only slightly to 39 ACTIVE LISTINGS in Montecito, and look no further for quick links to view other luxury listings (+$2M) across the coastline:
