Last week was busy with 7 New Listings in Montecito, and 4 over $7,500,000. Most memorable was a new build on Oak Road just moments from the Lower Village by Hardt Homes; a beautifully remodeled 3 bedroom on San Ysidro; and, a sprawling Mediterranean nestled tightly into the Hedgerows. All 4 Pended Sales were under $5.5 million, with 3 of the 4 sales in need of updating. The 1 Closed Sale of the week was a George Washington Smith on Hot Springs that closed after 106 days on market and nearly $3M under its original listed price. Only 1 Price Change last week, leveling the recent trend of price reductions, with 2 Listings returning to market.
