It was a very busy week for closed sales in Montecito - last week 19 homes sold including one of the largest sales we have seen in the MLS this year, 2845 Sycamore Canyon Road which sold for $32, 250,000! However, the sweet spot seemed to be $2M-$4M which accounted for eight of the 19 sales (42%). Listings must be priced competitive in order to sell, which could be the reason we saw five price changes last week compared to zero the week before. There are currently 31 pending sales in Montecito, which means the market will most likely stay steady into the new year.
