Closed listings are up, pending sales are down and new listings remained consistent last week in Montecito. Competition remains stiff as buyers continue to compete against multiple offers, often over asking price. 771 Garden Lane was the highest sale last week selling for $19.1M, while 1705 E Valley Road was the lowest sale at $2.1M. Last week 5 of the 11 closed sales sold for full price or above. The moral of the story, buyers of all different price points are buying in Montecito and having to put their best offer forward.
