Montecito had a total of 11 sales in July 2023, with an average sales price of $6,403,727. July sales are down from the 19 sales we saw in June, but very similar to July 2022 (12 sales). There were 3 off market sales last month, which were all under $6.5M, in fact 9 of the 11 sales were under $10M and the highest sale we saw last month was 808 San Ysidro Lane which sold for $14M.
I know of many new listings coming up in September so the Fall should be busy with more choices and lots of activity.
